  • Beautiful, private gardens, an ample drive and a double garage.

An enchanting detached period cottage that is believed to date from around 1750 standing in picturesque, private gardens of about a ¼ acre within the conservation area, on the edge of the “old village” neighboured by some of the most interesting period properties in Nailsea.

The property offers well presented and suitably rambling accommodation that is enriched with many charming features including exposed beams, plank doors with Norfolk latches, oak floors and window seats. A beautifully proportioned living room has an impressive open-hearth fireplace and there is a wood burning stove in the dining room. A 28’ (8.56m) kitchen-breakfast room with bespoke cabinets designed by Harvey Jones offers space for informal dining with a double aspect breakfast area while, upstairs there is a spacious bathroom, three double bedrooms with a high vaulted ceiling in the principal bedroom and a smaller nursery or study.

Since acquiring the cottage some twelve years ago in a very dated condition, the present owners have comprehensively improved the property with great care taken to ensure that all new works blend with and enhance rather than mask the original character of the accommodation. Double glazed windows have been installed, a cloakroom and utility room add to the convenience of the layout, the spacious family bathroom has been refurbished and the cottage been rewired, re-plumbed, damp proofed and is gas centrally heated throughout.

All main rooms enjoy good natural light and take advantage of an outlook over the varying parts of the gardens that are a further particular feature. A traditional, very well screened cottage garden is arranged to the front and an extensive, even more secluded mainly lawned garden receives sunshine all day long. In addition, adjoining the double garage there is a productive kitchen garden.

The whole property is framed by a colourful selection of mature trees and shrubs that combine to create the perfect setting for this lovely home.

Due to the privacy of the position only glimpses of the cottage are available from the road so please arrange a viewing to be sure appreciate the extent of the accommodation and the gardens.

Little is known of the history of the cottage excepting that it was once known as Ivy Cottage and that it appears on tithe maps from the mid XVIIIth century and early ordnance survey maps.

This part of Nailsea, just to the south of the site original village green offers a fascinating mix of period and later properties with a handful dating from the seventeenth century including Yew Tree Cottage opposite in Union Street and Nailsea House off Kings Hill. Consequently, the position retains the feel of a village though, beyond nearby local amenities the facilities of the town centre are within easy reach but Union Street and Ridgway do not suffer from any heavy traffic.

Directions

From the town centre follow Stock Way North into Silver Street to the west and continue for ½ mile into Kingshill. Continue down the hill and round the bend to the left taking the tuning on the left immediately after The Moor End Spout pub into Union Street. Continue for about 200 yards and the walled front garden of the cottage will be found on the corner of Union Street and Ridgeway next to the Victorian Street lamp with the driveway entrance the first on the left in Ridgeway.

A flag stone paved terrace extends across the south side of the cottage and leads in turn to a lawn with deep well stocked borders. The gardens at the front are bounded by local stone walls and hedges which combined with a variety of mature trees including Silver Birch, Larch and an Apple Tree offer a high degree of privacy. The flagstone terrace continues to the side of the cottage and opens out from the breakfast area towards the main garden via a small lawn with flag stone path and three easy steps. Beyond, the main garden is of excellent size, completely private and enjoys a sunny southerly aspect with a broad sweep of level lawn, further shaped borders that are again stocked with a lovely selection of trees, shrubs and bushes including Cotoneaster, a fine Walnut Tree, Sycamore and another equally productive Apple Tree.
